East Capital Real Estate has entered into an agreement with the Maxima store chain, which will become one of the new anchor tenants of the Tsentraal shopping and business centre in Jõhvi. The grocery store will open early this summer.

Over the past year, Tsentraal has undergone a complete renovation and the next phase will include construction works to open a new Maxima grocery store. The total area of Tsentraal centre is 8000 square meters, of which Maxima will use about 14% (1118 square meters). With the arrival of Maxima, the selection of stores and brands in Tsentraal will increase even more. The emergence of a new grocery store is eagerly awaited by both buyers and tenants of the centre.

“We are happy to cooperate with this shopping centre and signed a long-term lease agreement with East Capital. We believe that the reconstruction of the shopping centre and the attraction of new tenants will be successful, and the centre will become an exciting gathering place not only for the residents of Jõhvi, but also for the guests of the city. It will already be the 15th Maxima store in the Ida-Virumaa region and the 85th Maxima store in Estonia. We plan to employ 18 employees in the new Tsentraal store,” said Maxima property administration and development manager Rolandas Šležas.

According to Anneli Mänd, CEO of Tsentraal, the development of trade in Ida-Virumaa has changed significantly in recent years. Various crises have affected buying behaviour, consumption, and new shopping centres are setting the future direction for their smaller competitors. “Tsentraal’s vision is to become the community centre of Jõhvi, where, along with retail, service and office spaces, there will be entertainment and leisure opportunities for everyone,” added Mänd.

The centre will bring to Jõhvi a number of well-known brands that are new for the region, such as Jysk, Sinsay and 24/7 Fitness. According to the representative of 24/7 Fitness, they were greeted here very warmly – there are much more visitors than expected: the townspeople are happy to get out and train in a new modern sports club. By the end of April, a yoga studio will also be ready, where it will be possible to conduct group classes – interested instructors are invited to contact the centre.

The third floor of the centre will be given over to modern office space, which is in great demand in Ida-Virumaa. In recent years, the organization of the work of a number of companies and, accordingly, the frequency of use of office space has changed significantly. Based on this, a new office hotel has recently opened in the centre, which allows you to use open spaces for collaboration, where you can find hot desk areas, private meeting rooms or chatboxes, modern meeting rooms and a cosy networking lounge with an open kitchen. A new notary office will also open here soon.

By the beginning of summer, the facade of the Tsentraal centre with its new lighting will be finally completed, which will add another interesting architectural feature to the centre of Jõhvi. “One of the most important social values of East Capital in connection with the development of shopping and business centres in Ida-Virumaa is undoubtedly the focus on the urban space. Cooperation with the local government is very important here – on it depends whether the Central Square, located near the centre, will receive a new look, and if yes, exactly when. Ida-Virumaa as a whole and Jõhvi municipality deserve a beautiful, modern and thoughtful living environment and urban space for both residents and businesses,” said Martin Otsa, the investment manager at East Capital Real Estate.
