A building located at the Rocca al Mare promenade in Tallinn will be reconstructed and opened as Rocca Ärimaja (Rocca Business Centre) in the beginning of 2020. The commercial property project is developed by Rocca Investments AS, a company of the entrepreneur Sonny Aswani, and the total investment will be €4m.

„The building located at a seaside main street represents an increasingly popular segment of office spaces that are slightly outside the downtown and boast a good accessibility, large parking area and convenient connections via public transport“, said Urmas Reimand, a representative of Rocca Investments said in a press release.

Situated at the seaside promenade, which connects Kakumäe area and Stroomi beach, the building originates from 1998 and its architect is Raivo Puusepp who is also behind the new architectural solution. The main contractor of the construction works is Mitt & Perlebach OÜ and real estate advisory services are provided by BPT Real Estate AS.

Shops opening in December

After reconstruction, total leased space of Rocca Ärimaja, located at 96 Paldiski Road, will be 4,300 square meters. The ground floor will be used as retail space where Softrend and Hawaii Express, a tenant since in the building since the beginning, will open the shops already in December 2019.

Offices of varying sizes and solutions will be created on the first and second floor. Through renovation, the building’s facade and interior will receive a fresh look and there will also be a shared terrace constructed on the second floor.

Reconstruction works at Rocca Ärimaja have started and first tenants can move in early 2020. Over 100 parking lots will be at the disposal of tenants and visitors. “We also take into account that an increasing number of tenants and visitors prefer to arrive by bicycle and from other city districts the building is easy to access via light-traffic paths”, Reimand added.
