Endover is set to construct four new apartment buildings overlooking Viimsi’s sandy beachfront. The complex will feature penthouses with sea views and rooftop terraces. These exclusive residences, which will be erected on the plots at Kaluri tee 21 and 23 in Haabneeme, will be ready to move into by the end of autumn 2023.
Robert Laud, a member of the management board of Endover, says there is a marked deficit of new apartments in Viimsi. “At the same time, it’s hands down the most popular place to live close to but outside of Tallinn’s city limits,” he added. “There have been very few new-builds in Viimsi in recent years, and that lack of availability is driving up prices in the area. But the City of Tallinn has recognised its popularity by opening Reidi Road, which has made getting from Viimsi into the city centre much faster and more convenient.”
Endover’s head of sales Olari Vokk says the new complex, which has been named Riviera Viimsi, will offer true beachfront living. “The plots of land we’re building on couldn’t be closer to the sea,” he explained. “Residents will be able to step out of their doors straight onto a well-tended and naturally beautiful beach. They’ll also be able to take a short stroll to the area’s most popular restaurant, OKO, and the spas, stores, school and cinema in the centre of Viimsi will be close by as well. And on top of all that, downtown Tallinn is just a 20-minute drive away.”
Endover and Riviera Viimsi creative director Maarja-Linda Taur says the new homes were inspired by the beauty of the coastal landscape that will surround them. “Neutral colours and high-quality natural materials will create a tranquil atmosphere that’s set against a backdrop of stunning sea views,” she said. “The design of the courtyard space between the buildings was inspired by the beach landscape and will ensure that the complex forms an organic whole with its environment.”
All of the apartments will come with a spacious balcony or terrace (up to 85 m² in size) enjoying views over Tallinn Bay and the green expanses of Haabneeme. In erecting the buildings, the emphasis will be on first-class construction and a modern appearance, since those seeking homes in the area expect a high level of quality in both interior and exterior finish. With a total of 65 apartments, Riviera Viimsi will offer homes ranging in size from two rooms (up to 59 m²) to five-room penthouses (up to 136 m²).
The courtyard will feature a park-like space and a large terrace with relaxation areas. Most parking spaces will be in the complex’s underground car park, but store rooms will be on the same levels as the apartments they serve. Solar panels will be installed on the roofs of the buildings. The complex is situated in a quiet area dominated by private homes which faces onto a well-tended beach, offering a variety of options for exercise and recreation. Those wishing to register their interest in the development can now do so, with pre-sales starting in autumn. The architects on the project are from Korrus, while the main contractor is Metropol Ehitus.
Construction of Endover’s other major developments – the Volta Quarter and Rocca Towers – continues apace. The second Rocca Towers highrise apartment building in Haabersti was recently completed and its first residents have now moved in. The third building is due for completion in autumn, while construction and sales of the fourth are in the preparatory phase. The first building in the new stage of the Volta Quarter development, an historic limestone building dating back to 1912, will be reborn later this year, with six new structures joining it in the first half of 2023. Subsequent stages of the Volta development, as well as the construction of the complex’s own park, are currently being planned. “Our position on the market remains stable, as does demand, and the feedback we’ve gotten on our new projects has been very positive,” said Laud.
