GUSTAVS business center is being built in the dynamic neighbourhood – Teika, at 73 Gustava Zemgala prospect. The first building, which will be 6 floors high and built according to the highest requirements of the ‘’BREEAM New Construction Excellent Fully Fitted’’ certificate in the field of sustainability, is planned to open its doors this spring. The developer ‘’GALIO GROUP’’ has also a permit for the construction of the second building, its construction will start once a certain number of pre-lease agreements will be finalized. GUSTAVS Business Center will consist of three office buildings, offering tenants modern and energy-efficient premises. Construction of the first building is nearing completion, with its anchor tenant, SEB Global Services, expected to provide space for more than 1,100 employees this spring. SEB Global Services will lease approximately 11,000 square meters of space. The roof of the building is covered with solar panels and the construction of the building uses sustainable solutions.
Like the first building, the second and third office buildings will be 6 floors high and will be built to the highest “BREEAM New Construction Excellent’’ certificate standards in the sustainability field.
One of the advantages of the second building will be the flexibility to tailor the space to each tenant individually - the building can also be occupied by a single tenant but given that many companies still have a hybrid working model, up to 8 tenants can be accommodated on a single floor. The project's second building will reach 14,300 square meters of floor space above ground. The building will include an atrium with load-bearing timber structures, providing additional natural lighting, a restaurant area, conference rooms, a two-level underground car park with electric car charging possibilities, showers and locker rooms, as well as landscaped outdoor space to provide opportunities to relax.
