Summus Capital OÜ, an Estonia-based investment company, continues its expansion in Poland with the acquisition of the state-of-the-art Lakeside office building in Warsaw. Purchased from Atenor, an esteemed international real estate developer, the transaction is valued at EUR 61.9 million.
The acquisition of Lakeside complements Summus Capital’s entry into the Polish market. Earlier this year an announcement was made on signing of purchase agreement of React office building in Łódź. This latest transaction underscores Summus Capital’s commitment to building a diversified and high-quality commercial real estate portfolio in Central and Eastern Europe (CEE).
Lakeside: a new benchmark for modern office spaces
Lakeside is a brand-new A-class office building offering 23 834 m² of premium workspace. Designed to meet the highest international standards, the building holds BREEAM Outstanding and WELL Gold certifications, reflecting its commitment to sustainability, energy efficiency, and tenant well-being.
Strategically located just 10 minutes from Chopin Airport, Lakeside provides excellent connectivity to Warsaw’s city center and key business hubs. Its modern design, superior amenities, and prime location make it an attractive choice for international and domestic tenants alike.
The property is nearly fully leased to prominent tenants, including Lux Med, Polenergia, Hewlett Packard, and Bonduelle, ensuring long-term stability and cash flow. Approximately 83% of the rentable area is secured by the top five tenants, further affirming Lakeside’s market appeal.

A proven model for success
The acquisition was financed by Erste Group Bank AG. The respected law firm Penterisprovided expert advisory services to Summus Capital on all aspects of the transaction, including banking and tax matters. Additionally, Schönherr advised Erste Group Bank AG, ensuring legal and regulatory compliance.
