Cornerstone Is Laid for the Largest Business Centre in Põhja-Tallinn – Volta HUB

Today, the cornerstone was laid in the Volta quarter for the new business and community centre of Põhja-Tallinn – Volta HUB. The anchor tenant of the first phase of the Volta HUB under construction will be MyFitness, which plans to open the most modern fitness club in the Baltics here in the beginning of the new year.

Real estate developer Endover continues to work on the Volta quarter and has laid the cornerstone of the Volta HUB business centre, which will cover 40,700 square meters and become the largest mixed-use centre in the area. The complex will consist of five buildings, of which 30,000 m², or 75%, will be occupied by various commercial, retail, and service spaces, while 25% will be residential apartments. The architecture of Volta HUB was designed by ARS Projekt.

"Today, half of the Volta quarter has already been completed, and with the emergence of new residential and workspaces both in Volta itself and in the surrounding projects, the demand for retail and service spaces is growing," said Uku Tint, Development Director at Endover.

Tint explained that Põhja-Tallinn – and particularly the “golden mile” area of Noblessner-Volta-Krulli – needs additional services and retail spaces that would enable people living and working in Põhja-Tallinn to manage their daily needs according to the "15-minute city" principle. "Quality of life and property value increase when most necessities are within easy reach," Tint noted.

Henri Ärmus, Chairman of the Board at Metropoli Ehitus, the company constructing Volta HUB, pointed out that turning a historic industrial building into a modern urban space is an unusual project: "It requires particular attention to detail and very close cooperation between the developer, designers, and architects. Our goal is to combine the historical character and dignity of the building with modern functionality and high construction quality."

The Most Modern Fitness Club in the Baltics and World-Class Padel Courts

The anchor tenant of the first phase of Volta HUB will be MyFitness, which will create the largest and most modern fitness club in Põhja-Tallinn. According to Endover’s Development Director, in addition to the fitness club, negotiations are underway in the first phase of Volta HUB with grocery stores, restaurants, cafés, service companies, and healthcare service providers.

"MyFitness has been considering expanding into Põhja-Tallinn for some time, as we have received feedback from our members that there is a strong demand for us specifically in this area. It is a developing urban environment where the population is constantly growing, and a fitness club closer to home is a highly anticipated service," said Tiina Matikainen, a Member of the Board at MyFitness.

The new club will feature around 2,000 m² of training areas – a gym equipped with the latest technology, group workouts ranging from strength training to yoga, an exclusive boutique studio, and comfortable changing rooms with saunas. A Recovery zone for post-workout recovery and a smoothie bar are also planned. According to Tiina Matikainen, the club should be completed by the beginning of 2026.

Starting this spring, Volta also features a padel centre with four full panoramic courts. The manager of the Endover Volta Padel Centre is Siim Tuus, a two-time Estonian champion who has been involved in developing the sport in Estonia since 2017. Notably, the Volta padel courts are covered with the same Mondo Supercourt XN artificial turf used by top players on the FIP Premier Tour.

Future phases of Volta HUB are set to include a large grocery store, essential everyday services, a family health centre, dental services, a pharmacy and other medical services, retail spaces, offices, and exclusive apartments. Educational institutions have also expressed interest in the available spaces, and local residents are particularly looking forward to the addition of a day spa.

A Future Attraction Center in Põhja-Tallinn

Põhja-Tallinn has become one of the hottest development areas. Along with the Volta, Krulli, and Noblessner quarters, former industrial zones have been transformed into dynamic business, recreational, and residential areas. Today, Põhja-Tallinn is home to nearly 65,000 residents, and once all developments are completed, about 30,000 more people will join.

"The market is not standing still – the dynamics have changed, and new epicentres have emerged. The fact that nearly 100,000 people will live in Põhja-Tallinn in the future is no longer just a vision, but a reality arriving in the coming years," said Tint.

According to data from Citify, which compiles real estate development statistics, the Volta quarter was the most preferred new development in Tallinn in 2024, both in terms of the number of transactions and sales turnover. Põhja-Tallinn was the most preferred district by sales turnover, with total transactions amounting to 96.7 million euros.

According to Aimar Roosalu, Head of Corporate Banking at Bigbank Eesti, which finances the development of Volta HUB, Endover has significantly influenced the Estonian real estate market over the years by bringing innovative products to the market and thoroughly changing the Tallinn cityscape. "The biggest winners from successful projects have been the residents, for whom the city has become more attractive, safer, and more appealing. But also, businesses, for whom new and modern spaces have been created. One of Endover’s main focuses has been Põhja-Tallinn, where demand for both commercial and residential spaces remains strong," confirmed Roosalu.

Facts about the Volta quarter:

- The detailed plan covers 11.25 hectares

- The development volume is 142 000 m²

- 90,000 m² of residential space and 52,000 m² of commercial space will be constructed
